Selling with us
A successful sale is one at the right price, within a reasonable time, with no surprises at the notary. This is how we get there:
- Valuation: comparative value (recent sales nearby), intrinsic value (land and construction) and, for a rental building, income value. You receive a written report, not a number tossed out at the end of a visit.
- Sales file: land-register extract, plans, condominium documents, energy certificate (CECB), professional photographs.
- Marketing: property portals, our buyer network, and, if you prefer, a discreet sale with no public listing.
- Viewings and negotiation: we qualify buyers before the viewing (financing, timing) and negotiate for you.
- Signing: coordination with the notary, the buyer's bank and, where relevant, your own mortgage lender.
Our brokerage fee is only due if the sale completes.
Buying with us
For a buyer, our value is the time we save and the mistakes we prevent. We define the brief together, follow the market, pre-visit, analyse the documents (condominium, easements, technical condition) and negotiate. For a buy-to-let, we compute the net yield after charges and works, not the gross yield in the listing.
Non-resident buyers: Swiss law (the "Lex Koller") restricts the purchase of residential property by persons abroad. We tell you at the first conversation whether a purchase is possible in your situation.
