What our management mandate covers
A management mandate covers everything that keeps a rented property running, from the day a tenant signs to the day they move out:
- Tenants: meeting the candidates, application screening, lease and the official Vaud rent form, move-in and move-out inspections, day-to-day requests.
- Rent and statements: collection, reminders, the annual heating and service-charge statement, rent adjustments within the legal framework.
- Maintenance and works: coordinating tradespeople, comparing quotes, supervising interventions, planning the renovations that preserve the building's value.
- Reporting: a clear management statement at the agreed frequency, and a person you can call to explain it.
Why human-scale management
In a large firm, a building is a file number that changes hands. With us, the person who answers your tenant is the one who visited your building and reports to you. They can therefore decide quickly and well: approve a repair, decline a weak application, propose a renovation at the right time.
This applies to the owner of a single apartment as much as to investment buildings. The mandate is tailored to each situation; fees are set per mandate, on quotation, after a visit.
Where we work
Our office is in Lausanne, two minutes from the station, and our registered seat is on the Vaud Riviera. We manage properties across canton Vaud and French-speaking Switzerland: Geneva, Fribourg, Neuchâtel, Valais.
Taking over a mandate
- A first conversation, in Lausanne or by phone, to understand your property and expectations.
- A visit and a written mandate offer, with fees and scope.
- Handover of the files from your current manager, respecting the notice period of your existing mandate.
- A letter to your tenants introducing their new contact, followed by a meeting.
