Letting your property in Lausanne and French-speaking Switzerland
You let your property yourself but do not want to sort through fifty applications or pick the wrong tenant. We handle the letting end to end: listing, viewings, rigorous file checks, lease and move-in inspection. Then you manage, or you hand us the management.
What we do
- Rent: we set a rent consistent with the market and with tenancy law, using the official Vaud form.
- Listing: photographs, text, distribution on Flatfox and the portals, replies to applicants.
- Viewings: grouped or individual, as you prefer.
- Applications: verification of identity, residence permit, income, debt-enforcement extract and references. We present the best files with our opinion; you choose.
- Lease and move-in: contract, rent deposit, detailed move-in inspection with photographs.
What a good application shows
A solvent, reliable tenant is one whose rent is at most a third of the household's gross income, whose debt-enforcement extract is clean or explained, whose employment is stable and whose previous landlord gives a good reference. We apply these criteria to every file and document them.
Timing
In Lausanne and on the Riviera, a correctly priced property finds its tenant within a few weeks. We tell you at the first visit whether the target rent is realistic.
Fees
Our letting fee is a flat amount agreed before the mandate starts.
